Timing Your Family Move
Relocating to Spain is an exercise in timing. You have to align your property purchase with school admissions, visa approvals, and the sale of your home country residence. The off-plan structure of Almitak offers a massive advantage: a predictable timeline.
Construction is progressing steadily, and the final handover of keys is scheduled for September 2027. This specific date is a gift for families. It aligns perfectly with the start of the Spanish academic year.
The Reservation Phase (Now)
You can secure your unit today with a simple reservation agreement and a modest deposit. This takes the property off the market and locks in the price.
This document is powerful. If you are applying for a Non-Lucrative Visa or a Digital Nomad Visa, the Spanish consulate accepts the reservation contract as proof of housing. You do not need to wait until the building is finished to start your residency paperwork. You can apply for your visa, get approved, and even rent a temporary base on the coast while you wait for Almitak to complete.
The Construction Milestones (2026 - Early 2027)
Once the main building license is in place, you sign the Private Purchase Contract (PPC) and pay the main 10% deposit. Under Spanish law, every cent you pay during the construction phase is bank-guaranteed.
During the build phase, you will have windows to select your interior finishes. You choose the flooring, the kitchen cabinetry, and the bathroom tiles. You are actively designing your environment, rather than buying an off-the-shelf product.
Meanwhile, you should begin the school application process. Most international schools in Mijas Costa require applications 12 to 18 months in advance. Securing your Almitak address now means you can confidently apply to St. Anthony's or the Finnish School knowing exactly where you will live.
The Handover (September 2027)
As construction finishes, the developer obtains the First Occupation License (LPO). This is the legal document proving the property is ready for habitation.
You fly over, inspect the finished apartment, and sign the final deeds before a Notary Public. You pay the remaining balance, usually funded by a Spanish mortgage, and receive the keys. Your family moves in just as the September school term begins.
